Commission should deny rezoning plan
I would not have thought a respected, civic-minded organization like the Knights of Columbus would stoop so low.
I refer to the petition by the K of C to the Kokomo City Plan Commission to rezone a 2 acre tract – roughly bounded by adjacent residences on Berkley Road, Carter Street, Forest Drive and Orchard Lane, from “OC” (Office Commercial) to “C-1” (Small to Medium Scale General Commercial).
The K of C gives as justification that: “The residential properties are declining in appearance and value so that residential use is no longer the highest and best use of the properties.”
With the majority of the adjacent homes valued at more than $100,000, it is a surprise that slums are so valuable.
The neighborhood dates from the ’60s. Well kept up. Peaceful. The owners are older, mostly retired.
The tract in question currently houses a few small medically related organizations which operate in support of the St. Joseph medical complex. Eight to five establishments. Non-intrusive. Quiet.
But C-1 is a different animal. Twenty-four/seven convenience stores, bars, adult entertainment annex ... pick the neighbor of your choice.
It will take courage and compassion for the Plan Commission to deny the rezoning proposal. Courage to override the mercenary interests of an influential few, and compassion to defend the expectations of a neighborhood.
But that’s why there’s a Plan Commission.
